How safe is Regent Park for students considering shared housing?

I’m looking at Regent Park for affordable housing options, but I’m concerned about neighborhood safety as I plan to share an apartment with roommates. Access to campus transit is also important for commuting. Any insights on crime rates and overall safety in this area would be helpful!
