Anyone checked out Leslieville's rental scene lately?

I've been eyeing Leslieville for a while, but I'm wondering if it's still affordable. I know it has that cool vibe and nice cafes, but can you actually find decent rentals under market rate? I've been hearing mixed things lately. Anyone have good or bad experiences there?
