Suspicious but tempted by lease takeover cash offers

I came across an offer for cash incentives to take over someone's lease in Toronto. Seems a bit too good to be true, right? With my current nightmare of a landlord and the endless building issues, the idea is enticing, but I can't shake the feeling there's a catch. Anyone else experienced this?
