Help me decide: East York 1BR vs. Downtown studio - what to choose?

I'm torn between a 1BR in East York for $2100 and a studio downtown for $2300. The East York place is more spacious and quiet, but the downtown studio is closer to work and has better amenities. I'm stressed about my commute and budget. What do I prioritize?
