Kensington Market vs. Queen West: What's the better area to rent?

I’m feeling fed up with my current landlord's negligence and the constant issues in my building. Anyone have thoughts on renting in Kensington Market versus Queen West? I’m looking for a place with fewer headaches and maybe a better chance of a responsive landlord!
