Are green buildings really worth the hype? Just a marketing gimmick?

I've been hearing a lot about LEED and WELL certifications, but can someone explain if the eco-savvy features actually save us money in the long run? It feels like landlords are just cashing in on the 'green' trend. Anyone with real experiences or insights on this?
