TTC access near 325 Bleecker St — how's the commute?

Hi everyone! I'm considering moving to 325 Bleecker St and I'm curious about the transit access. How easy is it to get to downtown via TTC? What's the commute time like, especially during rush hours? Also, how walkable is the area for grabbing groceries or coffee? Thanks!
