Price check: $2200 for 1BR near Spadina Station - fair deal?

I found a 1BR for $2200 in the Annex, just a 5-minute walk from Spadina Station. It has a recently updated kitchen and in-unit laundry, but I'm worried the price might be too high for this area right now. Is this a good deal or am I overpaying?
