Why is my rent 30-50% higher for a new apartment?!

I can't believe the massive rent jump I've found while searching for a new apartment in Toronto! It's shocking to see prices shoot up by $500 or more for the same place. Why does the same building charge different rents for old vs new tenants? This turnover rent spike makes no sense at all!
