thinking of renting near 305 Roehampton Ave, is the area worth it?

I really like what I see around 305 Roehampton Ave and I'm curious about the vibe in the area. How's the transit access, especially for getting downtown? Are there any good grocery stores or restaurants nearby? Would love some insights on the overall neighbourhood character too.
