what's the neighbourhood like near 806 Kennedy Rd?

I'm thinking about renting at 806 Kennedy Rd and would love to hear from anyone familiar with the area. How's the transit access there, and is it walkable for daily errands? Also, what's the general vibe like around that part of Toronto?
