Price check: $2300 for 1BR in Leslieville - good deal or overpriced?

I found a 1BR for $2300 near the Queen Streetcar and a short walk to the subway. It has in-unit laundry and a small balcony, but the area is getting quite popular. Not sure if the price is justified or if this is just the standard rate now. Thoughts?
