Need advice on rental applications for a 1BR in Leslieville

I'm looking to rent a 1-bedroom in Leslieville and I’m really nervous about the application process. What do landlords typically look for? I heard they want a credit check and references—anything else I should prepare before applying? Also, is $2300 a month a reasonable price there right now?
