Is Kensington Market still affordable?

I've been eyeing Kensington Market, but is it still a good deal for rentals? I've heard prices are climbing, but I love the vibe and the community here. Anyone have insights on current average rents for 1 and 2-bedroom spots? Also, how's safety in the area these days?
