Why is my rent search revealing such shocking price increases?

I'm in total disbelief—apartments I'm looking at cost 30-50% more than my current place! Why is rent $500 more for new tenants in the same building? I can't grasp why there's this turnover rent spike. It feels unfair to see old vs new tenant pricing so wildly different.
