$1800 for a 1BR in Kensington Market - Good deal or overpriced?

I came across a 1BR unit renting for $1800 in Kensington Market. It’s close to public transit and has a small balcony, but I'm not sure about the amenities and the neighborhood's demand. Is this a fair price, or am I missing something?
