$2000 for 2BR in Summerhill - Is this a fair deal?

I found a 2BR apartment listed at $2000 in Summerhill. It’s a bit older but has good natural light and includes parking. I'm concerned it might be overpriced given the neighborhood's reputation and the housing market lately. Is this a good deal or am I missing something?
