Need advice on renting in the Beaches area

I'm considering a move to the Beaches and found a one-bedroom for $2100, but I'm really nervous about getting approved since it's my first time renting. What do landlords usually look for in an application? Should I be ready with references or proof of income? Any tips would be appreciated!
