Thinking of renting near 117 Broadway Ave, is the area worth it?

I really like what I see about 117 Broadway Ave, but I'm looking for some real feedback. How's the transit around there? And what's the vibe like along Eglinton or Yonge Street? Any favorite spots for groceries or restaurants nearby? Appreciate any insights!
