Price check: $2450 for 2BR in Kensington Market - good deal or red flags?

I found this 2BR in Kensington Market for $2450, which seems a bit steep. The building has had some maintenance issues lately, and the landlord is notoriously unresponsive. Is this a good deal, or should I keep looking elsewhere? Someone tell me if I'm overpaying!
