Do green buildings really save money, or is it all marketing hype?

I've been looking into LEED and WELL certifications for apartments near the TTC subway. The eco-friendly features sound great, but I'm skeptical about that green premium. Do these investments typically lead to real savings on utilities, or are they just clever marketing? Anyone have insights?
