Need advice on rent prices in Leslieville

I'm planning to move to Toronto soon and I'm eyeing Leslieville. I saw a 2-bedroom for $2800, but I'm not sure if that’s a fair price for the area. What are the average rents like there? Any feedback on the neighborhood would also be appreciated!
