Need advice on rent increase during a lease renewal

My landlord wants to raise my rent by 20% upon renewing my lease, but I've read that such a high increase may not be legal. I’ve looked into local rent control laws, but the guidelines seem complex. Has anyone dealt with a similar situation? What are my options to negotiate or contest this increase?
