Thinking of renting near 40 Park Rd, is the area worth it?

I really like what I see about 40 Park Rd and the vibe seems good! What’s it like living around there? Is transit access decent, and are there any great nearby spots for groceries or dining? Would love some real feedback on the neighborhood character!
