How's the commute from 1137 Royal York Rd to downtown, any tips?

I'm considering moving to 1137 Royal York Rd and want to know how the TTC commute to downtown is. Is it manageable? Also, how walkable is the area for everyday errands? Any insights from current or past residents would be super helpful!
