Price check: $2,200 for 3BR in Markham – is it a fair deal?

Found a 3BR rental for $2,200 in Markham. It has a decent backyard for the kids and is near a couple of highly rated schools, but the area feels a bit busy. Is this a good deal or am I missing something? Would love thoughts from anyone familiar with the area!
