Is 633 Northcliffe Blvd a good spot for car-free living?

I'm considering moving to 633 Northcliffe Blvd and I want to know if it's practical for someone living without a car. How walkable is the area, and what are the transit options like for getting downtown? Any insights on commute times would be super helpful too!
