How's the commute from 2328 Islington Ave to downtown during rush hour?

I'm looking at 2328 Islington Ave and trying to figure out the commute to downtown. How reliable is the TTC around there, especially during rush hour? Is it fairly quick to get to Union Station or Bay St? Any insights would be appreciated!
