How's the commute from 750 Morningside Ave to downtown during rush hour?

I'm considering moving to 750 Morningside Ave and am curious about the commute to downtown. How long does it typically take using the TTC during peak hours? Also, is it easy to get around without a car? Any advice on walkability around the area would be appreciated.
