How's the commute from 1765 Lawrence Ave E to downtown, any thoughts?

I'm considering moving to 1765 Lawrence Ave E and would love to hear about the daily commute options. How reliable is the TTC for getting downtown? Also, is it walkable enough for errands or does one need a car? Any insights would be super helpful!
