Confused about subletting rights and landlord rules in Toronto

I’m moving to Toronto and trying to figure out subletting rules. My landlord seems to deny any sublet requests but I hear there are legal processes. What can I actually do? Also, what's the deal with Airbnb? I’m just lost on what landlords can restrict.
