Is this lease takeover deal legit or too good to be true?

I stumbled upon a lease takeover offer with cash incentives, and while it sounds promising, I can’t shake the feeling that there’s a hidden catch. Why would someone pay for me to take over their lease? Are they desperate, or is there something I’m missing? Anyone had similar experiences?
