How walkable is the 1725 Lawrence Ave E area really?

I'm thinking about renting at 1725 Lawrence Ave E and want to know how easy it is to get around without a car. Are there good local amenities nearby, and what’s the vibe in the neighborhood like? Any tips for new renters in that area would be appreciated!
