What's the 40 Lower River St neighbourhood actually like for renters?

I'm considering renting at 40 Lower River St and I'm really curious about the area vibe. How's the transit around there, especially for getting to downtown? Also, are there any good grocery stores or restaurants nearby? I'm looking forward to downsizing and finding the right fit!
