How's the commute from 2311 Lake Shore Blvd W to Bay St?

Thinking of moving to 2311 Lake Shore Blvd W and want to know about the daily commute. How quick is it to get downtown, especially to Bay Street? Also, is the TTC reliable in that area? Appreciate any insights on walkability too.
