How's the commute from 225 Davisville Ave to downtown, is it manageable?

I'm considering moving to 225 Davisville Ave and I'm curious about the daily commute to downtown, especially to Union or the Financial District. Is the TTC reliable around there? Also, can I manage without a car, or is it better to have one? Any insights would be appreciated!
