Do green buildings really save money over time? Curious but skeptical.

I've been hearing a lot about LEED and WELL certifications, as well as smart home tech being touted as cost savers. I'm wondering if the green premium associated with these features actually translates to real savings on utility bills or upkeep. Are these claims just marketing buzz?
