How's the commute from 15 Penrose Rd to downtown, any thoughts?

I'm curious about the daily commute from 15 Penrose Rd to downtown. How reliable is the TTC in that area? Is it easy to get to Union Station or the Financial District? Also, can I live car-free comfortably near this building?
