How's the commute from 2319 Mcnicoll Ave to downtown, any thoughts?

I'm looking into living at 2319 Mcnicoll Ave and would love to hear about the commute to downtown. Is the TTC reliable here? Also, is it easy to get around without a car? Any input on walkability and nearby transit options would be awesome!
