Is the 33 Gamble Ave area as good as it looks?

I'm really digging the vibe around 33 Gamble Ave in East York! It's super walkable, with easy TTC access at the VMC station on the Bloor-Danforth line. Plus, there are some awesome local spots like Tim Hortons and Parkview Hills Park nearby for those relaxing weekends.
