How's the commute from 236 Dixon Rd to downtown, is it manageable?

I'm considering moving to 236 Dixon Rd and I rely heavily on public transit. Can anyone share their experience with the commute to downtown, especially to places like Union Station? Also, what’s the TTC access like around there? Looking for a transit-friendly vibe.
