Price check: $2400 for 2BR near Ossington station - too good?

I found a 2-bedroom apartment for $2400 a month close to Ossington station. It includes in-unit laundry and a small balcony, but it seems a bit low for the area given the market trends. Is this a good deal or am I missing something?
