How's the commute from 64 Wellesley St E to downtown, is it manageable?

I'm considering moving to 64 Wellesley St E and want to know about the commute to downtown. How's the TTC access from here? Can I expect reliable subway or streetcar service? I'm hoping to live car-free, so walkability is a big plus too.
