How's the commute from 3 Superior Ave to downtown, is it manageable?

I'm considering moving to 3 Superior Ave and need some insight on the commute. How long does it typically take to get downtown via TTC? Is it easy to catch the subway or streetcar nearby? Also, can you live here comfortably without a car?
