How's the commute from 840 Eglinton Ave W to downtown, manageable?

I’m considering a move to 840 Eglinton Ave W but I’m curious about the daily commute to downtown. Is the TTC reliable from there? I’d love to know how long it usually takes and if it’s a realistic option for someone looking to go car-free.
