How's the commute from 852 Broadview Ave to downtown, is it manageable?

I'm considering renting at 852 Broadview Ave and I'm all about transit-friendly living. How's the TTC access for commuting to downtown? Is it a quick ride to Union, or does it take a while? Any insights on walkability for daily errands would be great too.
