How's the commute from 69 Old Mill Ter to downtown, is it manageable?

I'm considering moving to 69 Old Mill Ter and want to know how the commute to downtown is. Is the TTC service reliable from there? Also, are there any good walking paths or bike lanes for when I want to avoid transit? Would love to hear experiences!
