Is 1739 Victoria Park Ave transit-friendly for a car-free lifestyle?

I'm looking at 1739 Victoria Park Ave for affordable living. How's the TTC access here, especially for getting downtown? Is it walkable for daily errands, or would I need a bike? Any insights from current residents would be super helpful!
