Close to picking 464 Spadina Rd, what's that area actually like?

I'm really impressed with what I see for 464 Spadina Rd, but I'd love to get some real thoughts on the vibe of the area. How's the transit access around there, especially to places like St. Clair Avenue? Also, are there good grocery options and restaurants nearby?
