How's the commute from 41 Blackfriar Ave to downtown, is it manageable?

Hey folks, I'm considering moving to 41 Blackfriar Ave and I want to know how the daily commute is to downtown. Is it a long ride on the TTC? Also, can I live car-free around there with good access to transit? Appreciate any insights!
